It&#8217;s still a great time to buy Toronto real estate. </p>
<p>That&#8217;s really the key to it all. The Toronto real estate market is diverse and the local economy is doing well. Instead of speculative pressures that push prices up quickly and create an almost bubble effect, the Toronto home prices have taken the steady climb route and are firmly supported by local demand for housing and local economic strength. </p>

<p>Destiny Hope Cyrus, better known as Miley Cyrus, was born in Franklin, Tennessee on November 23 1992. She is the daughter of the popular singer Billy Ray Cyprus and Leticia &#8220;Tish&#8221; Cyrus. She has 5 brothers and sisters from her father and mother&#8217;s first marriages. </p>
<p>Miley, known by fans around the world as Hannah Montana, was nicknamed Smiley by her father. It was eventually shortened just a bit to Miley. Miley loves to watch TV shows with her sister. She also takes care of several animals including horses and dogs. From a very young age she&#8217;s had the desire to be a star, just like her character Hannah Montana. She&#8217;s proven that she has what it takes to be a star. In fact, her first acting job was on her father&#8217;s show, Doc.</p>
<p>Miley is only 15 years old but she has achieved more than many other girls her age. Since 2003, she made several TV and movie appearances including Big Fish where she played the young Ruthie. She is currently the lead star in the very popular Disney show Hannah Montana. She plays a cool teenage school girl during the day but in the evening she&#8217;s a famous pop singer. </p>
<p>Miley was been awarded with several awards for her acting. She won the Teen Choice Award in 2007 for Hannah Montana and the Blimp Award for Hannah Montana at the Kids Choice Awards. She also won the Favorite TV Actress award from Nickelodeon.  </p>
<p>She is not just a good actress but also a very good songwriter and talented singer. At present she has scheduled a concert tour that will last until January of 2008.</p>

Without proper amounts of Thiamine, the body can not operate as efficiently as it should. Thiamine is primarily responsible for helping the body to convert carbohydrates into energy.  </p>
<p>The recommended daily allowance of Vitamin B-1 is 1.5 mg per day. There is no danger in increasing the dosage of Thiamine and some research has shown that dosages up to 50 mg per day actually leads to an increase in mental acumen. Because of this research, some people take extra dosages of Vitamin B-1 in an effort to improve their mental performance. </p>
<p>Vitamin B-1 helps the body convert carbohydrates into energy and is commonly found in whole grains, dried beans, meats and fortified bread products. Lesser amounts are found in fruits, vegetables and dairy products. Most people receive enough Thiamine in their diets through eating the foods they normally eat, though sometimes supplements are needed. </p>
<p>Vitamin B-1 shows promise in the treatment of diabetes. In fact, people who have taken high doses of Thiamine have found that their type 2 diabetes may be easier to control. This is because of Thiamine&#8217;s natural action in converting carbohydrates into energy. Evidence also points to Thiamine&#8217;s use in helping people improve their mental performance. </p>
<p>In order to keep your body healthy and efficiently convert the carbohydrates in your diet to energy, it&#8217;s important to maintain a proper intake of Vitamin B-1. If you do not get enough Thiamine in your natural diet, it&#8217;s important to take proper supplements. </p>

			<content:encoded><![CDATA[<p>Saipan, CNMI &#8212; The United Workers Movement- NMI, the Pilipino Contract Workers Association, Dekada and other alien rights groups in Saipan have called for a peaceful assembly to take place at the USCIS Application Support Center in Saipan on May 18th, 2009 starting at 7 AM.</p>
<p>In fliers released by the alien rights groups, a message of hope was portrayed through the quoting of Public Law 110-229 Section 6. This section says that in May 2010 the Secretary of the Interior has the power to suggest to the US Congress that long term status should be authorized to lawful aliens in the CNMI. </p>
<p>On May 19th, the U.S. House Subcommittee on Insular Affairs, Oceans and Wildlife will meet to discuss regulations relating to Public Law 110-229. The alien rights groups believe that now is a good time to make their voices heard about issues relating to Public Law 110-229. </p>
<p>These alien rights groups will assemble near the USCIS Application Support Center. The USCIS center is located at the TSL Plaza in Garapan. This peaceful assembly will meet in an effort to ensure that regulations for the newly created transitional worker visa category takes into account the needs of alien workers in the CNMI.   </p>
<p>Alien rights groups are urging everyone who cares about how Public Law 110-229 is applied to come out and show support for alien rights under Public Law 110-229. </p>

			<content:encoded><![CDATA[<p>In his letter to the editor of the Saipan Tribune on May 11th, 2009, Dr. Thomas D. Arkle Jr. of Tinian made an important point that should not be ignored. The US government can and does deport parents with US citizen children who do not have legal status. Every immigration activist from the US mainland knows that this is a fact. Right or wrong, this is the law.</p>
<p>While Dr. Thomas D. Arkle Jr. mentioned the many cases of out of status parents with US citizen children being deported, he failed to make a distinction between the illegal alien parents in the US and the legal alien parents here in the CNMI. While many of the parents who were deported came to the US illegally, every one of the alien parents here in the CNMI came here legally. Right now, comparing the two is like comparing apples and oranges.</p>
<p>But don&#8217;t worry, the Federal Government is very good at changing oranges into apples and that is what will start happening on November 28th, 2009. On November 28th, 2009 those who are legal aliens will start becoming illegal aliens. This is unprecedented in US history. Honest, hardworking, law abiding people will be turned into criminals and be deprived of their life, liberty and pursuit of happiness, without due process and without representation.  </p>
<p>This is wrong and this not what my country is all about. While USCIS may have their rules and regulations, there is a higher law, it&#8217;s the precepts of our constitution. It&#8217;s what men in uniform have fought and died for. It&#8217;s what all politicians swear allegiance to. It&#8217;s an inspired document that sets the framework for our government and all that it does. </p>
<p>Call me old fashioned, but I believe that law abiding people need to be rewarded and they should never be punished. Unfortunately, the chances for them being rewarded are slipping away, while a date with punishment looms on the horizon. Federalization is the law, the only thing left to do is to hash out the details and publish the regulations. </p>
<p>My father always told me that the devil is in the details. The devil is certainly in the details with federalization as anyone counting on Russian and Chinese tourists can attest to. While people were not able to influence the interim visa waiver rules before they were issued, the regulations for transitional workers and investors still need to be written and now is the time to ensure that these regulations take into account the unique needs of everyone in the CNMI.</p>
<p>I believe in the concept of life, liberty and the pursuit of happiness. I believe that no one should be deprived of those rights through no fault of their own and that is why I will do all I can to ensure that these regulations follow the spirit of our supreme law, the Constitution. It&#8217;s my hope that others will shout out loudly in support of the constitution as well.</p>

			<content:encoded><![CDATA[<p>On May 8th, 2008, President Bush signed in the Consolidated Natural Resources Act of 2008, also known as Public Law 110-229. This law, among other things, provides for the federal government takeover of immigration in the Commonwealth of The Northern Mariana Islands. The law was schedule to take effective on June 1st, 2009 with a possible 180 day extension built into the law. The effective date of the law has been extended until November 28th, 2009. </p>
<p>Public Law 110-229 establishes federal control of immigration in the CNMI from Novmeber 28th, 2009. That&#8217;s a fact and there is no denying it. On that date, only US visas, with some exceptions, are recognized from that date going forward. What are the exceptions? The US government will recognize permits issued by the CNMI government for 2 years or until the permits expire, whichever comes first. <strong>In other words, starting November 28th, 2009, people will begin falling out of status and will be subject to removal by the USCIS. </strong></p>
<p>How can aliens in the CNMI stay in status after November 28th, 2009? </p>
<p>Aliens married to US citizens have been allowed to live and work in the CNMI under IR status(Immediate Relative). These aliens will be allowed to apply for a US green card, but must pay fees totally more than $1600 and they must earn 125% more than the poverty level for their household size. Very few immediate relatives of US citizens in the CNMI can come up with the fees to apply for a green card and even fewer earn enough to sponsor their stay. If they are unable to come up with the money, when their current CNMI permits expire, they will be subject to removal by USCIS. </p>
<p>Aliens with adult children US citizens can apply for a green card as the parent of a US citizen. Their children need to come up with more than $1600 in fees and have enough income to sponsor their parents. Aliens with minor children can not apply for a green card and will be subject to removal if they are unable to find another status. If they are unable to come up with the money, when their current CNMI permits expire, they will be subject to removal by USCIS. </p>
<p>Aliens married to citizens of the Freely Associated States have it the worst. The US government allows FAS citizens to live and work anywhere in the US without a visa as part of their compact agreements with FAS. The CNMI government goes one step further and allows the immediate relatives of FAS citizens to live and work here as well. Spouses of FAS citizens do not have any potential status under US immigration law and will be subject to removal as their current permits expire after November 28th, 2009. </p>
<p><strong>Imagine thousands of fathers and mothers forcibly deported after spending 5, 10, and even 20 years in the CNMI raising their family? Remember, this is US soil. This is the USA, the land of immigrants where law abiding people who follow the rules should be rewarded. </strong></p>
<p>Alien workers in the CNMI have long had it difficult and under Federal immigration law a lot is unknown. For one, there is the CNMI transitional worker visa as provided by Public Law 110-229. Unfortunately, regulations on this visa have not been released yet and we know that the devil is always in the details. Furthermore, this visa class is only temporary and is scheduled to end in 2014. It certainly isn&#8217;t a long term solution to the problems facing aliens in Saipan. </p>
<p>Is there any hope? Some say there is hope still. Public Law 110-229 has a provision calling for a report to Congress in May, 2010 concerning the number of guest workers in the CNMI and suggestions for what to do about their status. Frankly, I don&#8217;t see much good coming out of Congress during an election year, especially on a touchy subject like immigration. Is it real hope? I don&#8217;t know. I think we are better off fighting each and every day for better status instead of patiently waiting until May, 2010. </p>
<p>As you can see, things are bleak for aliens in the CNMI. Many will be facing forcible removal through no fault of their own. <strong>The US government has changed the game midstream</strong> and the aliens are left holding the bag. As always, the aliens continue to be the victims.  </p>

			<content:encoded><![CDATA[<p>I am asked often by expats friends in Asia, particularly in the Philippines, about Saipan. They want to know about the Saipan cost of living, mostly. They already can see from pictures on the net just how beautiful Saipan is so I don&#8217;t get very many questions about that. Another common question I get is about Saipan visas for Filipinas. I wrote this originally as a message to one friend, but I decided that everyone can benefit from it. Excuse me for the style of writing, it is typical email style. </p>
<p><strong>Saipan Housing Costs</strong><br />
The Saipan cost of living is literally as cheap as you want it to be. I am serious about that. I pay $275 for a 1 bedroom. I got into it quickly since there wasn&#8217;t much information and I was staying in a hotel. It was just remodeled so it&#8217;s nice enough, just a tad on the small side. It&#8217;s about the size of the place that we were living on AS Fortuna in Mandaue for 5000 pesos a month. But it&#8217;s two blocks from the beach. It&#8217;s furnished with everything and it is American standard everything, meaning full size ref, ceiling fan, window air con for the bedroom, standard toilet and shower, big kitchen sink, couch, queen size bed&#8230;.you get the idea.  I am just a five minute walk from the Taco Bell and a 24 hour grocery store. When we were looking for a place in Talamban last May, we looked at a new place that would compare to this place and they wanted 20k pesos a month. </p>
<p>I have since found cheaper. I found out that there are two and three bedrooms not far away from here from $200 and up. When I say that the cost of living is as cheap as you want it to be, I got a friend who is renting a room for $100 a month. It&#8217;s not the most fancy, but it is certainly better than anything he could get in Cebu for the price. There is another place that is renting out rooms for $80 a month with cable tv. </p>
<p><strong>Saipan Internet</strong><br />
Internet is expensive here to say the least. I am pay $50 a month for an USB cellphone modem that I wish was faster. In some places, it really does fast. My speedtest says it is between 200 and 300 kbps, but sometimes it crawls down to less than 100 and other times speeds up to 600 to 700 kbps. There is DSL for $40 a month if you have a phone line. The first 6 months are 1/2 price, but I didn&#8217;t go with it since it takes about a week and a half to install it and I didn&#8217;t know the availability of internet here at the time. </p>
<p>Now I know that there are many places with free wifi. McD&#8217;s has a nice wifi connection and a few plugins. There are internet cafes that have internet for $1 an hour so you don&#8217;t have to rush and get internet unless you want it. I am happy enough with the usb evdo modem since I can connect from anywhere, even on the beach, if I want to. There is cable modem access, but it&#8217;s really not worth it. </p>
<p><strong>Saipan Utilities</strong><br />
Electricity is expensive here at 25 cents a kw/hr. That works out to 12 pesos a Kw vs 7 to 8 pesos a kw for veco. Cabletv runs $32 a month for basic cable which is just ABC, CBS, NBC, Fox and PBS from Guam, Fox News, CNN, ESPN, USA and a couple of other channels. Their Plus package is $13 more a month for 25 or 30 more cable channels. It&#8217;s a typical US small town cable tv system so you get the idea. </p>
<p><strong>Saipan Drinking Water</strong><br />
Tap water is salty so you have to get bottled water. You can get it delivered to the house for 2.00 or 2.50 per 5 gallon bottle. </p>
<p><strong>Saipan Food</strong><br />
Food is cheap and expensive at the same time. First off, restaurants are expensive, period. The cheapest meal at McDonalds is the 4.50 for their McChicken Value Meal, but it comes with unlimited refills and wifi. Taco Bell tacos are 1.49 each, soft or hard shell. </p>
<p>Grocery stores are more expensive than the US, but if you are used to eating US food, you won&#8217;t see much difference between Saipan and SM/Gaisano. Here are some prices that I pay for things I buy, you can try to convert them to pesos and see if they are expensive or not. </p>

<p><strong>Saipan Transportation</strong><br />
Transportation can be a bear here. This is America so as expected there is no bus service here. There are illegal taxis though that charge $3 per ride per person to all of the places around here. There is a car rental place that rents cars for $25 a day or $140 a week. I rented a car for my first week here and it came in real handy. Cars can be bought here., I haven&#8217;t made the leap yet, but hopefully I will in a month or two. </p>
<p><strong>Saipan Postal Service</strong><br />
USPS is here. It takes about 5 to 6 days to receive Priority Mail boxes from the US. Prices are the same as you would pay on the mainland so the postal service is a cheap way to send things and that means you can sell ebay or etsy online here at the same shipping cost structure as you would in the mainland US.</p>
<p>One note about the postal service, there are not enough post office boxes to go around. They are free here so that is a good thing, but they just need more of them. By the sheer luck, I got one within a week after i arrived. Another option are the $6 private mail boxes. There are many of them and they offer a good alternative to the post office.  </p>
<p><strong>Saipan Visas</strong><br />
About visas, us citizens are citizens here. That means you can vote and live here and own businesses, it&#8217;s the same as the US since this is a US territory. You can&#8217;t own land yet, since they is only allowed (until 2012) for those of Chamorro/Carolinian descent. Think Indian Reservation rules. </p>
<p>For Filipinas, they need a visitor entry permit from CNMI immigration to board a plane here. It&#8217;s relatively easy to get and it&#8217;s free. It takes just about 3 to 5 days to get, but you do need an on island sponsor, whether it is a person or a hotel. </p>
<p>If the Filipina is your wife, she can apply for an IR permit after arrival. The IR permit is a 1 year permit to live and work in the CNMI. It costs $125 and takes about 1 to 2 weeks to issue. Likewise, the USCIS is taking over immigration here effective November 28th, 2009. Consequently, the IR permits can&#8217;t be renewed and instead you need to file for an adjustment of status to a green card. That&#8217;s pricey, but you have a year to do it. The important thing to note is that easy travel to Saipan for Filipinos ends November 28th, 2009. </p>
<p>That&#8217;s quite long and isn&#8217;t the most well written piece I have written, but it does, hopefully, give some basic information. </p>
